1. About these terms

1.1 These terms govern your use of grhum.co.uk and its client, supplier, employee and guest portals (the "Site"), operated by GRHUM LTD, company no. 15105703 (England and Wales), 3 Sussex House, Stratton Close, Edgware HA8 6PY ("we", "us"). By using the Site you accept these terms.

1.2 Bookings are governed by separate terms: our Client Terms of Business, Supplier Booking Terms and Guest Terms of Stay. These website terms do not apply to a booking.

2. Information on the Site

2.1 Content on the Site, including property descriptions, photographs, locations and availability, is general information only and is not an offer. A booking exists only when we confirm it in writing.

2.2 We take reasonable care to keep the Site accurate and up to date, but we do not guarantee that it is complete, error-free or always available. We may change or withdraw any part of it without notice.

3. Portal accounts

3.1 You must keep your login details confidential and not share them. You are responsible for activity under your account.

3.2 Tell us immediately at tech@grhum.co.uk if you suspect unauthorised access. We may suspend an account to protect the Site or its users.

4. Acceptable use

You must not: use the Site unlawfully or fraudulently; try to gain unauthorised access to the Site, its servers or any account; introduce viruses or other harmful code; scrape, copy or extract property, hospital or other data by automated means; send unsolicited communications through the Site; or impersonate any person. We may report breaches to the police under the Computer Misuse Act 1990.

5. Intellectual property

We or our licensors own the Site and its content, including the GRHUM name and logo. You may view, print and share links to pages for your own use or to evaluate our services. Any other use needs our written consent.

6. Links to other sites

Links to third-party services such as WhatsApp, Google, Trustpilot and social media are provided for convenience. We are not responsible for their content or policies.

7. Our liability

7.1 Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything that cannot be limited by law.

7.2 If you are a consumer, we are responsible for loss you suffer that is a foreseeable result of our breaching these terms or failing to use reasonable care. We are not responsible for business losses. Nothing affects your statutory rights.

7.3 If you are a business user, we are not liable for any loss of profit, business or data, or for any indirect or consequential loss, and our total liability arising from use of the Site in any 12-month period is limited to £1,000. A business user indemnifies us against losses caused by its breach of section 4.

8. Privacy and cookies

Our Privacy Policy and Cookie Policy explain how we use personal data and cookies.

9. Changes

We may update these terms by publishing a new version on the Site. The version in force when you use the Site applies.

10. Law and courts

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer living in Scotland, Northern Ireland or Ireland, you may also bring proceedings in your local courts and keep the protection of your local law.
